What the visit covers
We visit the property in person and check the condition of the electrical installation and distribution board, the air conditioning system, and the level of humidity and ventilation throughout the unit or building. Each item is assessed against what a buyer should reasonably expect to find in safe, working condition — not against how it reads in a sales listing.

- Visible signs of water damage, condensation, or past repairs
What you receive
Within 48 hours of the visit, you receive a photo report in English or French, documenting findings room by room and system by system. Where remedial work is needed, the report includes a rough estimate of what that work would cost, so you can factor it into your decision or your negotiation with the seller before signing.
Who this is for
This service is built for buyers who are not resident in Japan, do not read Japanese, and often cannot visit the property themselves before purchase. It's also useful to foreign residents who want a second, independent opinion on a property's condition before finalizing a contract.
What this does not cover
This is a technical condition check, not a legal, title, or structural engineering review. We do not verify ownership, boundaries, zoning, or contract terms, and we do not perform seismic or structural certification. If your purchase requires a certified building diagnosis (既存住宅状況調査) for tax or loan purposes, that is a separate, licensed process — we can point you toward it, but this inspection does not replace it.
